The House

The house is a thermally efficient ‘Scandia-Hus,’ built in 2010. It is extremely well insulated, and all windows are triple-glazed. A ground source heat pump provides the heating and hot water, which is distributed around the house in an under floor heating system.

The lighting system is run by a central processor unit. The entire system has been programmed to establish moods – single switches can be used to activate or de-activate light circuits all over the house.

Snooker Hall

The snooker hall is the hub of the house, and with its glazed frontage, overlooks Loch Ness. It has a vaulted ceiling, chandelier, double staircase and a full size snooker table. French doors open onto decking, extending the room to the outside when weather permits.

Gallery

The first floor gallery overlooks the snooker hall, and also benefits from the glazed frontage, vaulted ceiling, chandelier and double staircase. It has been designed as a sitting area to maximise the views over Loch Ness, and has proved to be the perfect place in which to sit with a glass of wine before dinner, and watch the sun go down. French doors open onto a first floor balcony, extending the room to the outside when weather permits.

Kitchen Diner

The kitchen is of high quality, and finished with granite work tops. It is well equipped with a 6-hob, double-oven range cooker, microwave, large fridge/freezer, and dishwasher. A Zip Tap provides instant boiling and chilled water – no need for boiling kettles for those endless cups of tea. There is plenty of kitchen equipment and Denby crockery.

Because the solid oak dining table is in the same room, cooking becomes a social affair.

Adjacent to the kitchen is the utility room, where you will find the less exciting equipment such as a washer-dryer, ironing board, iron, clothes airers, and clothes pegs if weather permits the use of the washing line outside. Here you will also find a highchair and stair-gates for the very young guests.

Bedrooms

There is bedroom accommodation for up to 12 adults in 3 double and 3 twin bedrooms.

Double bedrooms – all have double bed, wardrobe, chest of drawers and bedside cabinets in oak, and an en-suite WC and shower
Large twin room – two single beds, wardrobe, chest of drawers and bedside cabinets
Small twin room – two single beds, chest of drawers and bedside cabinets.

Ground floor twin room, which can be used to accommodate elderly or less mobile guests – two single beds, bedside cabinets, chest of drawers, dressing table, and an en-suite WC and shower.

A cot is available for very young guests. This can be located in any room in the house, on request. In addition to the en-suites there is a large family bathroom with WC, shower and bath, and a separate WC on the ground floor
